Clear and Transparent Tenant Fees in Leicester

At Signature Lettings, we believe renting a property should feel clear, fair and straightforward from the very beginning.

We do not charge tenants for viewing a property, making an enquiry, applying for a property, tenant referencing or standard tenancy setup.

Under the Tenant Fees Act 2019, landlords and letting agents in England can only charge tenants certain permitted payments. Below is a clear guide to the tenant payments that may apply when renting a property through Signature Lettings.

Permitted Tenant Payments

Rent

You will be required to pay the agreed rent as set out in your tenancy agreement.

Rent is usually paid monthly in advance unless otherwise agreed in writing.

Tenancy Deposit

A tenancy deposit may be required before you move into the property.

For most tenancies in England, the tenancy deposit is capped at:

  • Five weeks’ rent where the annual rent is less than £50,000

  • Six weeks’ rent where the annual rent is £50,000 or more

Your deposit will be protected in a government-approved tenancy deposit scheme, and you will receive the relevant deposit protection information.

Holding Deposit

A holding deposit may be required to reserve a property while referencing and pre-tenancy checks are carried out.

The holding deposit is capped at no more than one week’s rent.

Before you pay a holding deposit, we will explain what it is for, what happens next and the circumstances in which it may be refunded or retained.

Changes to the Tenancy

If you request a change to your tenancy after it has started, a permitted charge may apply.

This may include changes such as adding or removing a tenant, changing the tenancy agreement or making another tenant-requested variation.

The charge is usually capped at £50 including VAT, unless reasonable costs are higher and evidence is provided.

Early Termination at the Tenant’s Request

If you ask to end your tenancy early, you may be responsible for the landlord’s reasonable costs and any rent due until a replacement tenant is found or until the tenancy legally ends, whichever comes first.

Any costs will be explained clearly and handled in line with the law and your tenancy agreement.

Late Rent Payment

A late rent payment charge may apply where rent is more than 14 days overdue, provided this is included in your tenancy agreement.

Any interest charged must be within the legal limits.

Lost Keys, Fobs or Security Devices

If you lose keys, fobs, access cards or other security devices, you may be charged the reasonable cost of replacement.

Where locks need to be changed, you may also be responsible for the reasonable cost of replacement locks, locksmith charges and new keys where applicable.

GOV.UK confirms default fees can only be charged for replacement keys, security devices or fobs, and late payment of rent.

Payments We Do Not Charge Tenants

We do not charge tenants for:

  • Viewing a rental property

  • Making a general enquiry

  • Applying for a property

  • Tenant referencing

  • Standard tenancy setup

  • Check-in administration

  • General administration fees

  • Inventory fees

  • Standard renewal administration

Tenant Fees Act 2019

The Tenant Fees Act 2019 limits what landlords and letting agents can charge tenants in England.

Permitted payments include rent, a refundable tenancy deposit, a refundable holding deposit, certain tenant-requested tenancy changes, early termination costs requested by the tenant, and certain default fees.
